They pay according to personal values, so these properties can be priced well beyond where they would produce cash flow. Apartment buildings, on the other hand, are priced according to one thing more than anything else: net income. The lesson? When you can't make cash flow with small rental properties, think bigger.

5. How to find motivated sellers. Real estate investors will often talk about the importance of "motivated sellers," but how do you find them? When searching newspaper classified advertising, pay attention to the wording. "Need to sell," "Must sell," and "Will look at all offers," are the usual indicators, but you can look at the rental ads too. "Must have a good job," may indicate a landlord who is tired of tenants and ready to sell. Searching county records for out-of-state owners is another way.

6. Don't rely on appreciation. If you are planning on rising real estate values as your primary way to profit, you're speculating, not investing. Recent drops in values in many areas show the flaw in this strategy, but also keep in mind that transaction costs can be up to 10% of the sales price, so you have to have a big increase in value just to break even. Enjoy any appreciation as a bonus, but buy based on the cash flow, a plan to increase the value (fix and flip), or some other well-thought-out plan for profit. This may be the most important of these real estate investing tips.

The shifting economy of the past year or so has created additional tax deductions. Plus, increasing ecological concerns have resulted in some green tax benefits you can look into.

Claiming these deductions means you most likely will have to itemize on your tax return-no more short forms for you! But they net you enough money to make itemizing worth the cost. Just be certain to keep all of your receipts throughout the year.

If you bought your home early in 2009 when the government offered a $7,500 tax credit that had to be repaid, you can file an amended return to qualify for the $8,000 tax credit that does not have to be repaid.

The state and local real estate taxes you pay are deductible. Be careful to include only those taxes that apply to your home. For instance, you must exclude local employment taxes.

You can also deduct mortgage points paid when you financed your home. There is a list of qualifications, available in IRS Tax Topic 504-paying the points must be usual practice in your community; points charged cannot be excessive; points are calculated using the principal amount of your mortgage, and so forth.

The first year you buy a home, you can take a big deduction from the sales taxes you pay. These include the state and local taxes you paid for the cost of your home, as well as items you purchase to build or maintain the home.

Most people take a deduction for general sales tax paid throughout the year based on their adjusted gross income. But if this is a year when you acquired several major appliances for your new home, you might want to take the deduction for these big-ticket items. Just be certain you have receipts! Free Rental Ads - More Harm Then Good?

I recently had a vacancy in my rental house in Myrtle Beach, SC and decided to post a "Free" rental ad promoting my property in one of the largest "Free online classifieds" website. I've posted here before and have had good luck and bad. The good being I got lots of leads...the Bad being someone duplicated my ad and posted it for less rent and was trying to get people who responded to his ad to send him money to secure my property. From this lesson I learned never to display your name, nor the full property address on your ad. This way you don't have angry people coming to your property asking for you by name and saying they sent you money but have no keys to the property.

But my recent posting for my Myrtle Beach property really took me for a loop. No name displayed on ad and I only put the street name...no house number. Close enough so they could get a feel for the neighborhood if any prospects did a drive-by. And of course attached lots of pictures to the ad...cause prospect like to see pictures.

Then one day I got an email from a prospect. I called her and we talked and I told her the rent was $995 as stated on the ad and tenant pays all utilities. She followed up with an angry tone stating my ad was being advertised for $700 and all utilities are paid by owner.

I told her this must be a different ad, but sure enough there was an ad just like mine, same title, same pictures, same content except the rent was like she said.

But, what was really weird was the full house address was on this ad. How could this be? I never put the full address on my ad.....who could possibly have known this? I contemplated this for awhile, got angry at why this was happening to me and wondering if this happens to everybody else?

Then I took a closer look at the fake ad and something caught my eye. There was an email address given if you wished to reply to the ad.

Something looked familiar...I recognized that name...where have I seen that name before...O My God! That's my previous tenant! What on earth is he thinking? He moved out a month ago due to job relocation. Was a fine tenant while he was there, paid on time. I didn't throw him out. What was his problem?

Okay so I had to deduct part of his security deposit for some damages. That's normally what you do...tenant does the damage...tenant pays for damages.

I'd thought I'd seen it all, but that one, I wasn't ready for. My own tenant trying to get even would go out of his way to find my ad, duplicate it and steer potential tenants away. Unfortunately it's easy to do, cost you no money because it's Free and you can be anonymous (as long as you don't use your full name as your email address).

So now I ponder the pros and cons of free rental ad sites and wonder am I doing more harm than good. I haven't come to a conclusion yet. I do like Free, but I believe it may come with a price.

Central London office property rising on shortage of supply of grade 'A' space

NB Real Estate, the central London office specialist agency, say that the huge interest witnessed from investors in the London market over the past two quarters shows no signs of abating. Many funds have been set up to take advantage of what was often characterised as the best buying opportunity for a generation but have been thwarted by the lack of stock.

Yields have hardened, in some cases by over 100 basis points. As a consequence, investors are becoming more adventurous where funding availability allows them to be. Shorter income opportunities are now attracting greater interest as the mist starts to clear and a more positive trend appears to be emerging on the occupier side of the equation.

A key factor in this has been the severity with which the development pipeline was switched off. NB Real Estate figures point to a remarkable 92% increase in take-up in the City compared to the previous quarter and an increase of over 50% compared to the same period last year. A substantial proportion of this is represented by Nomura's take-up of 540,000 sq ft at Watermark Place. At the same time availability in the City decreased by 14% since the last quarter.

Grade A space suitable for major corporate use remains a scarce commodity. It would take only a handful of lettings to take out most of the available space of this type in the City.

In the West End there are even fewer 'destination' locations with City feel and spec. When such space becomes available they attract premium rents but they do not, of course, typify the general run of West End stock. One is the new scheme at 23 Savile Row where a number of lettings have been agreed at headline rents exceeding £90 per sq ft. Another is Devonshire House in Mayfair where Bain Capital has recently agreed to take about 41,000 sq ft (albeit only 18,000 of additional space). The rent agreed was £90 per sq ft which underlines its premium status but with a rumoured 32 month rent free, a service charge cap and a £70 per sq ft capital contribution there is a bigger story behind the headline figure.

In accordance with the provisions of the act, tax credit for an amount of USD 8000 is provided to first time home buyers provided they purchase a home between January 1, 2009 to December 31, 2009. It is not necessary that you need to buy a new home; your purchase could be even a re-sale to claim this tax credit.

A Tour of Boulder Haunts

October is a great time to be in the city of Boulder. There are history tours, the famed Naked Pumpkin Run (where runners wear only a carved-out pumpkin helmet), and The Munchkin Masquerade, which is a very popular family-friendly Halloween event held on Pearl Street. October is also a good time to take stock of houses and public buildings in the Boulder area that are rumored to be haunted.

One of the most enduring urban legends involves Macky Auditorium at the University of Colorado. There is talk of lights turning on by themselves, as well as singing, screaming, and organ music playing in the middle of the night. One of the more ghastly reports associated with this haunting is that blood appears occasionally on the walls and floor of one of the towers.

While officials deny that there's anything spooky going on at Macky Auditorium, the legend of the haunting is passed down to new students every year. There is a grain of truth to the legend, with a terrible murder having been committed in the west tower back in 1966. A student was believed to be lured into the soundproof area by a janitor, and was brutally murdered there. Since then, many people believe that the ghost of the young woman still lingers in the west tower.

At Fairview High School, a senior reportedly killed himself in the auditorium in the early 80s. There have been reports of items moving of their own accord, lights turning on and off, and unexplained singing near the stage.

The south side of the College Inn at CU-Boulder has also acquired a reputation for strange goings-on, with elevator doors opening and closing on their own, mysterious noises in the bathrooms, and disembodied voices. There is also a story from 1999 where several lamps crashed to the floor when no one was in the building to knock them over.

Students have noticed inexplicable noises in the theater area of Boulder High School, and there's rumored to be an especially eerie feeling tunnel that connects with the University of Colorado campus.

In keeping with the theme of haunted theaters, the Boulder Theater has had a ghost since the 1940s by the name of George Paper. George is the former manager of the theater and accidentally hung himself while fixing some lighting. George has been seen in his former form, but his presence has also been sensed by people. There are reports of sudden cold spots backstage, faucets turning on and off, and missing light bulbs. George has become such a common feature that the café next door changed its name to George's Food and Drink, as homage to the former theater manager.

The Hotel Boulderado has its own apparitions, with a couple of third floor rooms said to be haunted. Misty figures have been seen, voices heard, and flickering lights have been reported, as well as a general creepy feeling. There is also a woman in white who has been seen by a number of guests at the hotel.

7 Tips to Help You Buy Real Estate on PEI

Is buying real estate on PEI all that different from buying land and property anywhere else in Canada? With a few exceptions that are unique to our local market the answer would be no. The basic steps of negotiation, offer and closing remain the same however there are some special considerations. Tips 1 and 2 are unique to PEI, while tips 3 through 7 are common to all real estate deals.

1. PEI is home to the “islander” and while they are in general laid-back and given to helping their neighbour, the island is quite conservative and as such it is not a good idea to ‘low-ball’ too drastically on the first offer. While vendors anywhere may be insulted by a particularly low-ball offer, it seems that islanders are more prone to simply walk away from such offers. This is further complicated for non-islanders making a purchase here by the fact that PEI real estate prices are so much lower than most of the places they may be familiar with that it is hard for them to remember that a small decrease in price is actually quite a high percentage of the total price. So be guided by a comparative market analysis that can be had from a local realtor.

2. Some people believe that they can not, as non-residents, buy property here. They have heard of IRAC, the Island Regulatory and Appeals Commission. IRAC does control how much land you can own but you only have to ask permission if you are buying a huge amount of land, want to develop it in some special way, are buying more than 65 ft of waterfrontage (double that amount as a married couple) , or you are a major shareholder in a corporation that owns considerable PEI lands. For most people IRAC approval, even if they need to apply, is not an onerous procedure. There is a $500 or 1% fee however that should be kept in mind.

In addition to these tips that are uniquely PEI in nature there are some general tips you should follow when purchasing real estate.

3. Have a pre-approved mortgage in place. This means going to the bank or other lender and getting a certificate of approval from them guaranteeing that they will, for the next 90 days or so, create a mortgage for you in a certain sum of funds. This way both you and vendor know you can finance the purchase and your offer will be taken more seriously

4. Have a reasonable sized deposit ready. The larger your deposit the more serious you look.

5. Be prepared to be flexible on closing dates as this might make an offer that is not as as high as others look more attractive to some vendors.

6. When making an offer set the reply time so as to give the vendor time to consider and reply without leaving the door open to other offers.

7. Keep subjects to a minimum – however in PEI if you are a non-resident and IRAC approval is necessary, ensure that you add “subject to IRAC approval”.

The more value you build into your offer, the more likely prospects will be to respond to it. Give your prospects a reason to call you. Offer a buyer's or seller's information kit.

2. Be professional

Real estate is a detail-oriented business. One paperwork slip can put the entire transaction off track. Your prospects know this, so don't ever show a mailer that's less than perfect. It only takes one sloppy design or misspelled word to blow it.

3. Write an irresistible headline

Many of the first-draft farming pieces I see have weak headlines, or no headline at all. I've never understood this. A direct mail piece has less than five seconds to make an impression. That's what headlines are for!

A good headline can capture readers and pull them into the body copy. A weak headline -- or a lack of one altogether -- gives the reader a good reason to throw your mailer away.

4. Make your offer noticeable

Making a strong offer is critical in any kind of marketing. And making that offer stand out is just as important. After all, what good is a knockout offer if it's set in the same font color and size as the rest of the copy? It's likely to be missed entirely.

Use callout boxes, starbursts, bold font ... whatever it takes. Just make sure your offer stands out.

5. Make your offer clear

Now that your offer stands out on your farming piece, you need to make sure the reader understands it. This is not the time to show off your vocabulary or use clever language and puns. Make your offer clear, simple to understand, and loaded with value: "18-page survey of local schools -- yours free! Call today."

6. Be unique If your farming piece looks and sounds like every other farming piece your prospect gets in the mail, what's to make them notice you? You can be unique in a number of ways. You can make a stronger offer, design a more professional mailer, use more specific information, personalize your message, brand yourself in some memorable way, etc.

7. Leverage your website

Use your postcards in tandem with your website. For example, offer the headline or intro from an article on home buying: "15 Home-Buying Secrets You Must Know -- Available at www.FakeRealtorSite.com."

Dealing With Problem Tenants

Owning a rental property is a great way to get ahead in today's financially unstable world. One can buy a property with a very minimal down payment when compared to the total value of the asset that you will be renting out, well selected rental property will generate a positive degree of regular cash flow, and with each monthly mortgage payment the principal balance of the total mortgage debt decreases. Over the 30 or so years that I have been in the business I've seen many fortunes made from persons buying one or more rental properties, and numerous statistics seem to support the stance that the gross majority of high net worth persons own some form of investment real estate.

So, whats the problem? In order for the system to work properly good, responsible, paying tenants are required and this often scares inexperienced landlords away. Unfortunately, it seems that you will never be able to enjoy good tenants all the time. Tenants cause grief to their landlords in an infinite number of ways, but usually these issues can be derived to one of the following: 1. Your tenant won't pay their rent and 2. Your tenant is damaging your property. It's been my experience that most good, "strictly business" minded landlords won't care about the majority of other issues that arise from tenancy issues outside of these two points.

The first piece of advise I can offer is this, "Don't call a Lawyer". This may seem strange coming from the owner of a large property management firm like myself who has an in house lawyer on payroll. Having hired lawyers in the past to evict bad tenants has almost always provided our firm with bad value. Legal fees are almost always high enough that the cost of the fees will be higher than the amount of the judgment you will be able to get from the tenant and, in general, evictions are simple and most firms will instinctively arrange for an inexperienced or student lawyer handle your file. For $3500 this seems ridiculous, but there is no shortage of such files for law firms and as such, they tend to focus on larger more lucrative files.

For the rest of this article, I'll outline the steps you will need to take to rid yourself of a problem tenant.

The first and most important step is to provide a good, concise, written notice to the tenant in a timely manor. This will explain to the tenant, in no uncertain terms, what is expected of them. A notice can advise the tenant that you will be expecting them to leave should they not provide some specific performance, like paying the rent or ceasing to damage the property. Another benefit is that these notices can be documented in a file so you will have a good set of chronological history relating to the tenancy.

Under most tenancy legislation, the notice itself will terminate the tenancy or grant you the right to collect the money owing. This however, may not happened because the tenant refuses, which leads us to the next step: going to court. This step is the most daunting to new landlords but can be quick and easy if you are organized. Basically, you will have to go to your local court house and file an application to go before a judge and ask them for a court order to enforce the demands of your original notice. When appearing before a judge be sure to dress as professionally as you can, be organized in your statements, and refrain from any emotional outbursts. Most of all, remember that the judges will know that your are nervous and will most likely be more understanding of your predicament than that of a lawyer or court agent making the same appearance.

Once you have obtained your judgment, you may be required to contact a civil enforcement agency to evict the tenant. Licensed firms can easily be found in the phone book, hiring one of these firms is well worth the effort.

It's difficult enough to have to pack all your life to move into a new home, but when you have to do that and still, do it fast, you better have an easy and practical method to support you, otherwise the memories you will hold for years to come will be bitter and frustrating, turning what should have been a joyous occasion into a living nightmare!

Luckily, that easy and practical method is reachable; there are many ways to make any fast move go smoothly and enjoyably, and it has all to do with organization. Follow these tips and find the bright side of moving.

1. Prepare a list. Write down everything, no matter how insignificant it seems. Create a simple record keeping system to pack boxes, be it numbers, colors, or anything else. Get a notebook and write down in detail everything that goes in each labeled box, when it is ready, put it down on your designated "To Go Central", meaning, everything that is there is ready to go. You should also have a packing area, where you have everything from scissors to labels, tape and markers.

2. Have enough supplies. Get enough boxes, better safe than sorry. Save around ten boxes for last minute packing, things like bedding, clothing, and cleaning supplies. Use strong tape and unprinted newspaper or bubble wrap to protect your belongings. You will need more than you think of everything, so get a lot of supplies and return what's left at the end.

9. Use luggage to pack. Fill them with clothes, sheets, towels and papers.

10. Keep an eye on valuables. As much as possible, everything valuable must remain with you. Review the movers' insurance to see how you are covered in case you lose something.

11. Guard important papers. This means birth certificates, school records, mover estimates, job contracts, utility company numbers, bank records, bills, phone lists, closing papers, realtor information, maps and installation manuals. Always keep them with you.

12. Get a box for each person. Each family member should get a special box. It should contain items that will be needed immediately after the move.
